Feeling ‘Stuck in Place’? You Aren’t Alone… And There’s Hope!

A Whether you are a renter who is searching for your dream home or a homeowner who feels like your only option is to renovate, you have at least one thing in common: feeling stuck in place. According to data from the  National Association of Realtors’ Profile of Home Buyers & Sellers,  the average amount of time that a family stays in their home remained at 10 years in 2017. This mark ties the highest marks set in 2014 and 2016. Back in 1985, when data was first collected on this subject, homeowners stayed in their homes for an average of only 5 years. There are many reasons why homeowners have decided to stay and not to sell. A recent  Wall Street Journal  article had this to say, “Americans aren’t moving in part because inventory levels have fallen near multidecade lows and home prices have risen to records. Many homeowners are choosing to stay and renovate, in turn making it more difficult for renters to enter the market.”   Sam Khater,  Deputy Chief Economist  for

Your Friends Are Crazy Wrong If They're Telling You Not to Buy

The current narrative is that home prices have risen so much so that it is no longer a smart idea to purchase a home. Your family and friends might suggest that buying a home right now (whether a first-time home or a move-up home) makes absolutely no sense from an affordability standpoint.  They are wrong! Homes are more affordable right now than at almost any time in our country’s history except for the foreclosure years (2009-2015) when homes sold at major discounts. As an example, below is a graph from the  latest  Black Knight Mortgage Monitor  showing the percentage of median income needed to buy a medium-priced home in the country today in comparison to prior to the housing bubble and bust. As we can see, the percentage necessary is  less  now than in those time periods. The  Mortgage Monitor  also explains that home affordability is better today than it was in the late 1990s in 47 of 50 states. What this Means for You Your friends and family have your best int

Why Is There So Much Paperwork Required to Get a Mortgage?

Why is there so much paperwork mandated by the lenders for a mortgage loan application when buying a home today? It seems that they need to know  everything about you  and requires three separate sources to validate each and every entry on the application form. Many buyers are being told by friends and family that the process was a hundred times easier when they bought their home ten to twenty years ago. There are  two very good reasons  that the loan process is much more onerous on today’s buyer than perhaps any time in history. 1. The government has set new guidelines that now demand that the bank proves beyond any doubt that you are indeed capable of paying the mortgage. During the run-up to the housing crisis, many people ‘qualified’ for mortgages that they could never pay back. This led to millions of families losing their home. The government wants to make sure this can’t happen again. 2. The banks don’t want to be in the real estate business. Over the las

5 Reasons to Sell This Winter!

Here are five reasons listing your home for sale this winter makes sense. 1. Demand Is Strong The latest  Buyer Traffic Report  from the  National Association of Realtors  (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. These buyers are ready, willing and able to purchase… and are in the market right now! More often than not, multiple buyers are competing with each other to buy a home. Take advantage of the buyer activity currently in the market. 2. There Is Less Competition Now Housing inventory is still under the 6-month supply that is needed for a normal housing market. This means that, in the majority of the country, there are not enough homes for sale to satisfy the number of buyers in the market. This is good news for homeowners who have gained equity as their home values have increased. However, additional inventory could be coming to the market soon. Historically, the average number of years a homeowner stayed in t

Leading Real Estate Agency in Portland OR - Matin Real Estate - Gets a New Home

One of the best signs of a business doing exceptionally well and moving forward is when their current location no longer suits their needs, and an expansion becomes necessary. Such is the case with Matin Real Estate, real estate brokers in Portland, Oregon . The company has been in its current location for two and a half years. The new facility will be complely remodeled and will have ample room for private offices and a large meeting space. Jordan Matin, broker and owner of the group, is excited about the prospects the location has to offer. "We [Matin Real Estate company] will be in the water tower building. There is a Zupans organic grocery going in as well as a rooftop bar. This is an extraordinary opportunity for the agency," said Matin. Matin is also looking to add 10 real estate selling agents in the Portland OR location and the downtown satellite office location combined. Matin attributes this growth in the agency to his team's drive and dedicat

The #1 Reason to List Your House Today!

Many people believe that selling their house during  “the spring buyers’ market”  is the best thing to do. Their reasoning is that there will be more buyers than there are during the winter months and, therefore, their house will sell quicker and for a higher price. Historically, this made sense. However, today’s real estate market is not following the rules of the past. The National Association of Realtors  (NAR) measures buyer  “foot traffic”  each month. It receives data on the number of properties shown to a prospective purchaser by a Realtor® (based on the number of lockboxes used). The data reveals the number of buyers out actively looking for a home, not just window shopping on the internet. NAR explains: “Foot traffic has a strong correlation with future contracts and home sales, so it can be viewed as a peek ahead at sales trends two to three months into the future.” According to the latest  Foot Traffic Report ,  buyer traffic is greater now than it was during
