Why Aren't Zillow Zestimates Worth Trusting?

Unfortunately, Zillow can’t give you an accurate valuation of your home. Here’s why.

Buyers and sellers who look to Zillow’s Zestimate for an accurate idea of what a property is worth contact me all the time. 

This can be a problem. The issue is that Zillow is using an algorithm and an average to spit out a value. They don’t know a lot of things about a home, including whether it has orange 70s shag carpet, or a completely remodeled stainless steel kitchen. Their algorithm takes into account outdated tax records and user-submitted data. 

All of this makes a huge difference in the variation of where the Zestimate will land. They are often off by 10% to 20%.
Don’t expect an accurate valuation from Zillow.
Just like you wouldn't expect WebMD to diagnose your health problems, you shouldn’t expect Zillow to be able to price your property.

You really need to bring a professional like myself in to give you a good valuation of your home and to come up with a marketing plan of action if you do decide to sell it.
