Want to Sell a Home? Get a Home Value Report

If you’re looking to sell your home, chances are you’ve got some ideas for updates you can do to help sell the property.  But let’s hold off on all of that for now.  First things first, you need to talk to a professional broker such as any of the experts here at the Matin Real Estate Group.  Together we’ll go over and assess the overall condition of the property to come up with a plan and make sure you’re focusing on the right projects.  I would hate for you to spend a ton of time and money on a kitchen remodel when really, you needed a new roof.  What good does a new bathroom do, if your sewer line needs repairs?  We need to make sure we’re taking care of the issues that absolutely need to be addressed, before we do any cosmetic upgrades.  In fact, there are many scenarios in which it might make more sense to just price the home more aggressively, rather than do any repairs.

Of course, there are circumstances where the only thing a seller needs to do, is give the home a good cleaning. Make sure all the beds are made, the floors are clean, and all your countertops are all cleared off.  Put away your cuisinart, hide your toaster, and stow away the blender.  Basically, just try and declutter as much as possible.  I know you’ve got to have your coffee in the morning, so feel free to keep your coffee maker out, but again, let’s just make sure that there is as little clutter as possible.
We really want to show off as much space as we can and your home looks much smaller when you’ve got stuff laying around everywhere.

At the end of the day, a buyer is always going to purchase the property with the best features and benefits, for the best price.

Okay, so you’re ready to get to work and get your home looking ship-shape.  Well that’s great, let’s get to it!  But where are you going to put all of your belongings?  You could always rent a storage space, but that just means you’ll essentially be moving twice.  I don’t know about you, but I sure don’t want to have to move more than I have to.  What I typically recommend, is to put all of your things into the garage. As long as we can get to the water heater, or furnace, or maybe an electrical panel, then you’re fine to pack your stuff to the rafters if you need to.
But let’s face it, at the end of the day, a buyer is always going to purchase the property with the best features and benefits, for the best price.  Chances are, if they really like the home, they’re going to be able to overlook that stain on the carpet, or those crooked towels in the bathroom.  So don’t stress yourself out too much. Just focus on de-cluttering and making sure your house is as tidy as possible.

If you’re looking to sell your home, please reach out to us.  We’d love to work with you.  We’ll send a broker out to the property for a free, no obligation home valuation and see what we can do to help you sell your home.
