Here at The Matin Real Estate Group, we’ve been lucky to work with so many great sellers over the years.  From fixer-uppers, to high-end luxury homes, we truly have seen it all.  Of course, this means we’ve also heard it all!  Everyone’s situation is different and it seems there is always some sort of objection to work through.  One of the most common objections we hear is that the client wants to wait to put their home on the market.  Whether it’s because of the time of year, or because of personal reasons, they just feel they need more time.  It’s been my experience however, that in a lot of these cases the seller has been misinformed.

Now don’t get me wrong, there are certainly cases where it might make sense to wait.  Maybe you’re about to have a baby? Or maybe there is some sort of timing issue out of your control? But really, when it comes down to it, you might be missing out on opportunities that you weren’t even aware of.  

For instance, there is a common misconception that homes don’t sell as well during the winter.  In actuality, we tend to have some of our strongest sales numbers during the winter.  There are less homes on the market during the winter months which means less competition, and the buyers are motivated and qualified, making for smooth transactions.  People need to move all year round so we make sure we work hard through the holidays while other brokers are on vacation.

Something else to think about, is that different neighborhoods can have their own unique selling trends.  Little pockets in say, Lake Oswego or Battleground, will move at different rates of speed depending on the time of year.  So having an expert broker that knows these neighborhood trends can make all the difference.  When it’s all said and done, you’ll have a better selling experience and of course, more money in your pocket.

Another thing to think about, is something that we call a “pocket listing.”  Basically, this means that we’ve signed a sales agreement but the property isn’t set to go live until sometime in the future.  This means that we can work on your schedule and wait until you’re ready to put it live but, we also have the option to sell if the perfect buyer happens to come along.  In these cases, buyers tend to be very motivated which means you might actually get more money than you expected. Or maybe they’re more willing to work with you on a rent-back to give you more time to move.  You just never know what might happen unless the home is in our inventory, so you might miss out on the perfect deal!
